Tenant Services

At Farnsworth-Ricks Management maintaining your rental property is an easy and satisfying experience for us. Our entire team is responsive and courteous to tenant concerns. We provide the staff and resources to ensure that our tenants concerns are heard and understood. Our inspection process means that the homes and properties we offer are clean and maintained.

Rent

Your rental payment is due on the 1st of every month. See your specific Rental Agreement for terms regarding late fees. Generally late fees are $5.00 per day, retroactive to the 1st of the Month after the 3rd of the Month. All payments to our office after the 3rd must be in certified funds, (cashiers check, money order)

If rent is not paid as required, Farnsworth Ricks will begin the necessary steps to get it collected, including sending a 5 day demand notice and beginning the other processes as necessary. We take our responsibility to our Owners seriously and expect you to take your rent responsibility seriously as well.

Application Criteria

Your application must be submitted with the non-refundable $45.00 application fee per adult. You may complete his online (link picture here) or download an application and submit it to our office. A driver’s license or other form of ID is required with your application and it is helpful to include your most recent 3 pay stubs.

Application turnaround time varies, but generally takes between 24 -72 hours. The property will remain on the market until we receive your Earnest Money and Lease Order form signed.

Please understand that Farnsworth-Ricks works for the Owner and reserves the right to choose the best qualified tenant in the event of multiple applicants.

Though some properties owners may vary slightly in their criteria, generally Farnsworth Ricks adheres to these application guidelines.

Income Verification: Your gross income should be at least 3 times the monthly rent. Married couples may combine income. Two non-related persons must qualify individually

Employment Verification: Employment verification is required. Self employed individuals must be verified through tax returns or bank statements

Occupancy Requirement: The number of occupants may not exceed two (2) persons per bedroom

Credit Requirements: Good credit is required. Medical will be taken into consideration. Outstanding debts/judgments from property management companies will be denied. Excessive collections of 6 or more will result in denial. After a bankruptcy has been discharged positive good credit must be established for at least 6 months.

Residency Verification: Previous landlord must give positive reference, landlord must be non-related third-party. Home-ownership/current mortgage can fulfill this requirement.

Criminal History: All occupants over 18 will be checked.  Applicant or occupant's criminal background or reasonable liklihood that the applicant or those acting under his/her control will interfere with the health, safety, security, or right of peaceful enjoyment of the resident community is grounds for automatic denial of application.

Pets: All properties have policies on pets, strictly enforced. Please contact a property manager to verify the pet policy for a particular property. Generally cats are not permitted

Application Fee: There is a $45.00 application fee per applicant.

Lease

Our sample lease form is available at the bottom of this page. Some terms may be added to your specific property.

As stated above, all properties have specific policies on pets. If pets are permitted, specific guidelines must be followed.

Each tenant is to purchase Renters Insurance for the protection of their belongings Each tenant shall have all utilities, with which they are required to pay, in there name upon move-in.

If a tenant does not fulfill the specific requirements under the lease, the tenant may be served the appropriate legal notice under the lease agreement to cure the default or violation.

Maintenance

Tenants are required to take care of their property as if it were their own.

Each property may have specific guidelines and requirements for maintenance, but generally all single family homes require the tenant to do general landscape maintenance including weeding, trimming, mowing, and raking as often as is necessary.

Further, all tenants are required to change A/C –Heating HVAC filters as often as is necessary. Tenants are also required to change light bulbs and smoke alarm batteries as often as is necessary.
